Creating Good Craigslist Ads Instead of Bad Craigslist Ads

One of the first things you learn in Real Estate, after location is important, is that in order to make sales you have to get your business or your listings in front of as many people as possible, as easily as possible.

Craigslist is one of the ten most visited websites in the world and it becomes an especially powerful tool for real estate agents when you consider that it is FREE to use.

While working with a few agents to test Craigslist ads we have found some very important factors that can help you to maintain an outstanding presence on Craigslist. Remember, Craigslist can be a resource to not only sell the house that you currently have a listing for, but could bring you up to ten interested buyers per week.

Taking full advantage of Craigslist is not difficult-but you need to make sure to have a professional looking advertisement. The easiest way to do this is to select a low cost provider whom can create layouts for you. What you should look for is an ad that has all of the following information above the fold(that is what you see without having to scroll down)

A) Main Photo of the House
B) Price of the Home
C) The number of Bedrooms
D) The number of Bathrooms

After including that information and picture I usually suggest Realtors include a few more pictures and a more detailed description of the home. Be sure to include the exact area that the home is located in. Many buyers are looking for specific neighborhoods and not just zip codes or cities….saying a house is located in Los Angeles or Chicago doesn’t give very much information.
